Some sellers do too much and spend too much money that they'll never see in return. Or they change the wrong things. Judy will tell you what is important and what isn't. She doesn't want you to waste any money making the wrong improvements. In fact, she tries to give you hints on how to make certain improvements with the least amount of expense to you. Judy will also teach you how to show your home for buyer appointments. She does not expect you to do anything that she would not personally do to sell her own home.

You will receive a complete marketing program including print advertising and Judy can guarantee she will be providing the most Internet exposure of any agent. She will also be creating brochures for inside your home and a brochure box that will be attached to your for sale sign (if used). She can also utilize a 24 hour phone hotline sign rider and Talking House if you'd like. She will feature your home in her monthly real estate newsletter.
Communication
Judy stays in contact with you! She is always surprised at how many sellers tell her that their prior agent did not stay in contact with them once they took the listing. Judy will provide feedback while the home is an active market listing. If your home has not sold within a certain timeframe (usually 4-6 weeks), she keeps you up-to-date with the current market and gives you suggestions on changes that might need to be made. She also keeps in touch with updates once a contract has been accepted. You will always know what is going on with the sale of your home.
Negotiation
Judy will negotiate on your behalf during contract presentations. She will give you her suggestions on offers and the buyer's financing. She will help you make the best decision with all offers.
Working with You Through the Closing
Judy will keep in contact with everyone during the period between contract acceptance and to closing. She has personally held contracts together that were falling apart by going the extra mile and making sure all parties are on the same page. She will order and facilitate any inspections necessary that your attorney instructs her to. Judy works hard for you.
